Engineer testing AC supply air during an apartment snagging inspection in Dubai

Apartment Snagging in Dubai: How the Inspection Works

Snagging process7 min read

An apartment snagging inspection is a 2 to 3 hour visit, for a one-bedroom unit, in which an engineer tests the apartment before you accept it: power, water, AC, drains, finishes, doors, windows and the balcony. Most of the value comes from testing, not looking. If you are comparing apartment snagging Dubai services, this guide shows how a visit runs, what has to be ready beforehand, and what an inspection cannot check.

Apartment Snagging Dubai: What Has to Be Ready Before the Visit?

An inspection can only test what is switched on and accessible. Many developers allow a walkthrough one to two weeks before the handover date, and that is the best time to book. Before the engineer arrives, check these points with the developer's handover team:

  • An inspection slot in writing. Confirm the date, time and that your inspector may attend with you or on your behalf.
  • Power and water connected. Without a live DEWA connection, sockets, lights, water heaters and pressure cannot be tested.
  • Cooling running. Ask that the AC can be operated during the visit. If the building uses district cooling, check how the cooling supply is activated for your unit.
  • Building access. Let building management know the visit is happening, so the engineer can get through security and park.
  • Your specification. Keep the Sale and Purchase Agreement and floor plan to hand, so finishes and fittings can be checked against what you bought.

If any of these are missing on the day, ask for the untested items to be listed in writing so they can be checked at a second visit.

How Does the Inspection Run on the Day?

A good inspection follows an order, because some tests need time to show a result. Here is how the Dubshy team approaches an apartment visit, and why each stage sits where it does.

Arrival and the services check

The first job is to confirm power, water and cooling are working, then switch the AC on in every room. AC units need time to reach a steady temperature, so turning them on first means they can be measured properly later in the visit rather than in the first few minutes.

Wet areas and drainage

Bathrooms, the kitchen and the laundry area come next. Taps are run, showers and basins are filled and drained, and toilets are flushed. Doing this early gives slow drains, poor floor slopes and seepage around fittings time to show while the rest of the apartment is inspected.

Room by room

The engineer then works through each room: walls and ceilings, floors and skirting, doors and wardrobes, windows and their seals. Floors are tapped for hollow tiles and checked for level. The full list of items is in our apartment handover checklist, so it is not repeated here.

Systems testing

This is where an inspection earns its fee, because none of it can be judged by eye:

SystemWhat is testedWhy it matters
Sockets and switchesEvery point with a socket testerWiring faults are invisible from the faceplate
Distribution boardBreakers, labelling, signs of overheatingA wrongly labelled board makes every later repair harder
Air conditioningSupply air from each unit, airflow, noise, condensate drainA unit can run and still not cool the room
WaterPressure with several taps open, hot water, drainage speedLow pressure and slow drains rarely improve after handover
Hidden moistureThermal camera and moisture meter on suspect walls and ceilingsLeaks behind finishes show here before stains appear

For more on the cooling side, see our guide to testing the AC at handover.

Balcony and the building around your unit

The visit ends outside the unit's rooms: balcony drainage, floor slope and railings, the sealant around windows and balcony doors, and any signs of water coming in from the apartment above, such as stains on ceilings near shared walls or service shafts.

Your part during the visit

If you attend, walk the apartment with the engineer rather than waiting at the door. Point out anything you noticed at earlier viewings, and check that fittings match your specification: tile types, kitchen appliances, wardrobe layouts and the number of sockets. Ask questions as defects are found, because it is easier to understand a problem while you are looking at it. Keep your own notes short; the report will record locations and photos for every item.

What Can't an Apartment Inspection Check?

An apartment inspection covers your unit, tested without damaging anything. Some things sit outside that scope:

Can checkCan't check, or only note
Everything inside the unit that can be operated or measuredPipes and wiring inside walls or slabs, without opening them up
Signs of moisture with thermal and moisture readingsThe exact source of a leak inside a sealed shaft or the unit above
Cooling performance at the unitThe building's district cooling plant or chilled water supply
Visible defects in corridors and lifts, as observationsCommon areas as a formal part of your snag list

When someone else should step in

If readings point to an active leak with no visible source, a specialist leak detection visit may be needed. If cracks look structural rather than cosmetic, ask for a structural engineer's opinion before you accept the unit.

Serviced Apartments and Buy-to-Let Units

Serviced apartment snagging in Dubai follows the same visit, with two extra points. If an operator or furnishing package is involved, check the furniture and appliances against the agreed inventory during the same visit, because missing or damaged items are harder to claim once guests or tenants arrive. And agree who will report defects to the developer and track repairs: you, your agent or the operator. A buy-to-let unit with a tenant moving in quickly leaves little time for repairs, so book the inspection as early as the developer allows. Defects in a unit that is already let are also harder to fix, because repairs need access around the tenant's schedule.

What Happens After the Visit?

Each finding is recorded with a photo, its location and a note on the fix.
  1. You receive the reportA detailed snagging report lists every finding with photos and locations. Our guide on how to read the report explains the severity ratings.
  2. You send it to the developerSubmit it in writing through the developer's handover team or portal and keep the reply.
  3. The developer repairs, then you re-checkBook a follow-up visit to confirm each item was fixed before you sign the handover. Defects that appear later can still be reported during the Defect Liability Period, which for installations is usually 12 months from handover; the Dubai Land Department oversees developer obligations.

FAQs

Do I need to be there for the inspection?

No. Many buyers, especially overseas owners, let the engineer attend on their behalf with the developer's handover team. Being there helps if you want to see defects first-hand and ask questions, but the photo report records everything, so you can still send it to the developer if you cannot attend.

How long does an apartment snagging inspection take?

A one-bedroom apartment usually takes about two to three hours on site. Larger apartments take longer because there are more rooms, bathrooms and AC units to test. Time also depends on whether power, water and cooling are working when the engineer arrives, since missing services can mean a second visit.

Can I move in before the defects are fixed?

You can, but it makes repairs harder to arrange and track. If you must move in early, submit the full snag list to the developer in writing first and get it acknowledged, so it is clear the defects were recorded before you took possession. Then book a re-check once repairs are done.

Can snagging be done after moving in?

Yes. If defects appear after handover, an inspection during the Defect Liability Period records them while the developer must still repair installation faults. Book a DLP inspection before the year ends, so anything that has appeared since you moved in is reported in time.
