Yes. Driveway paving, drainage, irrigation and garden finishing defects fall under the standard 12-month finishing DLP in Dubai, during which the developer must repair issues at their own cost. Boundary or retaining walls can carry longer liability under the 10-year structural warranty.
It covers interlock paving condition and slope, drainage and ponding risk, irrigation and sprinkler function, soil and turf quality, boundary and retaining wall condition, and outdoor lighting and electrical points.
As a standalone add-on, driveway and garden checks typically range from AED 449 to 900. Combined with a full villa snagging inspection, packages run from AED 1,200 to 1,800 depending on plot size.
Most snagging professionals recommend a re-inspection around the 11-month mark after handover, since the standard finishing DLP runs 12 months and this timing still leaves room to report defects before it closes.
During the DLP, the developer is responsible for repairing documented construction defects at no cost. After the DLP expires, or for owner-caused damage, responsibility shifts to the property owner.
You can escalate a written complaint through the developer's customer care, then to RERA via the Dubai REST app, and if unresolved, to the Dubai Land Department's dispute resolution process, using your dated report and photos as evidence.
