DLP inspection in Dubai before the warranty expires

DLP Inspection Dubai: Act Before Your Warranty Expires

DLP Guide9 min read

A DLP inspection in Dubai is a professional property inspection carried out before your Defect Liability Period ends. During the DLP, the developer must fix defects at no cost to you. Once it closes, every hidden leak, faulty circuit and repair becomes your own expense, so this is your last chance to hold the developer accountable.

You have lived in your new Dubai property for almost a year. A crack in a wall corner, a room that does not cool properly, a dripping tap: you keep telling yourself you will get to it. Then you notice the date in your Sale and Purchase Agreement (SPA), and your DLP is about to expire.

At Dubshy, we have completed over 15,000 inspections across Dubai and Abu Dhabi. Our RERA-approved, DED-licensed and InterNACHI-certified engineers know what to look for, and what developers hope you will not notice before the clock runs out.

Understanding the Defect Liability Period in Dubai

Before booking a DLP inspection, it helps to know exactly what the law covers and what it does not.

How long is the DLP in Dubai?

Under UAE Law No. 6 of 2019 and RERA regulations, the periods are:

Defect typePeriodExamples
MEP and finishingAt least 1 year from the official handover datePlumbing, AC systems, electrical circuits, finishes and fixtures
StructuralUp to 10 years from completionCracks in load-bearing walls, foundation issues, extensive water ingress

MEP and finishing defects are covered if they occur and are reported within 12 months. Structural issues have a much longer window, but they still need to be properly documented to pursue.

When does the DLP start?

This is where many owners go wrong. The DLP begins on the official handover date from your developer. It does not start on the day you collected the keys, moved in or had furniture delivered. Confirm the actual start date in your SPA or with your developer.

What does the DLP cover?

The DLP covers defects caused by the developer's workmanship or materials, including:

  • Plumbing leaks and drainage failures.
  • Electrical faults and wiring issues.
  • AC system malfunctions and duct problems.
  • Cracked or hollow tiles.
  • Peeling, bubbling or uneven paint.
  • Misaligned or poorly sealed doors and windows.
  • Waterproofing failures on balconies and terraces.
  • MEP systems that do not work to Dubai Municipality standards.

What is not covered

Normal wear and tear, damage caused by the homeowner, and modifications made after handover are not covered.

What Happens If You Miss the DLP Deadline?

Letting your DLP expire without an inspection is very common, and the consequences are serious. Owners who skip it often find hidden defects only after the warranty has ended, facing repair bills of AED 30,000 to over AED 60,000 for issues the developer would have fixed for free months earlier. Typical problems that surface after the DLP closes:

  • Condensation and mould. Growing inside ceilings from AC duct leaks that were never sealed properly.
  • Water seepage. Through balcony or terrace waterproofing failures, often visible only in Dubai's brief rainy season.
  • Weak AC performance. Underperforming in peak summer because ducts were never balanced or insulated correctly.
  • Electrical faults. Appearing only under full household load, with several appliances running at once.
  • Worsening cracks. Structural cracking that grows over time, especially on sandy or reclaimed ground.

Once the DLP has expired, you generally have no recourse against the developer for non-structural defects like these. When the window closes, you pay.

What Does a Professional DLP Inspection in Dubai Cover?

A DLP inspection goes further than a pre-handover check. By now the property has been lived in, its systems have run under real daily load, and the UAE's climate, with summer temperatures reaching 45°C and humidity peaks in late summer, has stressed every component. Dubshy's RERA-certified engineers run a 400+ checkpoint inspection covering:

Structural and civil

  • Wall and ceiling cracks, new or worsened since handover.
  • Floor level tolerances, uneven surfaces and settlement.
  • Balcony and terrace structural integrity.

Plumbing and waterproofing

  • Hidden leaks under flooring and inside walls.
  • Water pressure testing throughout the property.
  • Drainage slope checks, since poor drainage causes long-term water damage.
  • Bathroom and kitchen waterproofing.
  • Balcony drainage and waterproofing seals.

AC and HVAC systems

  • Cooling performance after months of real-world use.
  • Thermal imaging to detect duct leaks that cause hidden condensation.
  • Airflow balance across all rooms.
  • Fan coil unit and thermostat performance.

Electrical systems

  • Full circuit load testing under realistic household conditions.
  • Socket, switch and wiring safety checks.
  • Circuit breaker and fuse performance.
  • Fire safety system functionality.

Finishing and interior

  • Hollow tile detection using specialised tools.
  • Paint and plastering defects: peeling, bubbling and cracking.
  • Door and window sealing, alignment and locks.
  • Kitchen and bathroom fittings, including cabinetry, fixtures and drainage.

Previous developer fix verification

This is unique to DLP inspections. We check every defect your developer claimed to have fixed during the first year, to confirm the repairs were completed to standard and not just superficially patched.

  5. Developer submission supportWe guide you on formally submitting your snag list to the developer and what to expect from the rectification process.

When Should You Book Your DLP Inspection?

Timing is critical. Booking too late leaves the developer no time to rectify before the warranty expires.

The ideal window is 2 to 3 months before your DLP end date. If your DLP expires in October, schedule the inspection for July or August.

This timeline matters because:

  • The inspection needs at least 2 to 4 hours on site.
  • The report takes 24 to 48 hours.
  • The developer needs time to acknowledge and schedule repairs.
  • You may need a re-inspection to confirm the fixes.

Larger snag lists take longer for the developer to clear, which is common in villa communities from developers such as Emaar, DAMAC, Nakheel and Sobha. If you do not know your exact DLP end date, check:

  • Your Sale and Purchase Agreement (SPA).
  • The official handover notice from your developer.
  • Your completion certificate or NOC.

Do not rely on your move-in date. It is rarely the correct legal start date.

FAQs

When does the Defect Liability Period start in Dubai?

The DLP begins from the official handover notice issued by your developer, not the date you collected your keys or moved in. Always verify the exact date in your SPA or with your developer directly.

What types of defects are covered under the DLP in Dubai?

The DLP covers workmanship and material defects, including plumbing leaks, electrical faults, AC issues, tile and plastering defects, door and window failures and structural problems. Normal wear and tear and owner-caused damage are not covered.

What if my developer refuses to fix the defects I report?

Under UAE Law No. 6 of 2019 and RERA regulations, developers are legally obligated to rectify reported defects. A professional Dubshy report serves as formal documentation if you need to escalate to RERA or the Dubai Land Department.

How far in advance should I book a DLP inspection in Dubai?

At least 2 to 3 months before your DLP expires. That leaves enough time for the inspection, report delivery, developer response and re-inspection of the repairs before the warranty window closes.

Is a DLP inspection different from a pre-handover snagging inspection?

Yes. A pre-handover inspection is done before you accept the property. A DLP inspection is done while you are living in it, catching defects that have appeared or worsened under daily use and checking that earlier repairs were fixed to standard.

Don't Let Your Warranty Expire

Your DLP is one of the most valuable legal protections you have as a Dubai owner, but it has a hard end date. A DLP inspection with Dubshy gives you the documentation, leverage and expert support to hold your developer accountable before it closes. Book today and make sure every defect is documented.
